How estimates, changes to a job and our workmanship warranty work at J&B Drywall & Paint.

Estimates are free and non-binding
We come out, look at the work and send you a written estimate at no cost. An estimate is not a contract and does not commit either side to anything: you are free to use it for comparison, and we do not schedule work or order materials until you accept it. Estimates are based on what we could see at the visit, and we normally hold the pricing for 30 days.
Scope changes need a written change order
The written estimate is the scope of work. If anything is added, removed or changed after work starts — extra rooms, a different finish level, additional repair found once a wall is opened, a colour change after coats are already on — we put it in writing as a change order stating what changes and what it costs, and we need your approval before we do it. We do not add charges to a final invoice for work that was never agreed in writing, and we ask that verbal requests on site be confirmed the same way, so nobody is relying on memory.
Where hidden conditions turn out to be outside what we do — mold requiring remediation, asbestos or lead in pre-1980 material, structural framing damage, an unresolved roof or plumbing leak — we stop, tell you plainly, and the appropriate licensed contractor has to handle it before we continue.
Three-month workmanship warranty
We warrant our own labor for three months from the date the job is completed. If something we did fails in that window — tape releasing, a patch cracking through our own work, a finish coat failing where we prepped — tell us and we come back and correct it at no charge.
The warranty covers our workmanship, not everything that can happen to a surface. It does not cover manufacturer defects in paint or materials (those fall under the manufacturer's own warranty), damage from water intrusion, ice dams, leaks or moisture from another source, new cracks caused by structural or seasonal movement of the building, impact and normal wear, work performed or altered by someone else afterward, or a failure on a surface where we advised additional prep and it was declined. Any existing coating we were asked to paint over rather than remove is outside the warranty as well.
Scheduling, payment and access
Work is scheduled with a 50% deposit and the balance is due on completion. Dates can move for weather on exterior work, for drying time between coats, and where another trade has not finished ahead of us — we tell you as soon as we know. We need access to the work area and to power and water on site, and we ask that valuables, electronics and fragile items be moved out of the space before we start.
